i mean, the actual building ability, is it very limited or quite diverse?

you can build wood house and you can learn to build metal house from research kits and blueprints

how much can you actually build in it? (i know its a zombie oriented game, but still).

i think its unlimited, also there is no invisible walls outside the map you can build your house where nobody will find it lol
game is still in alpha, a lot things will change, like zombies will be replaced "Garry has stated that zombies will eventually be replaced by other NPCs."
